It is recommended that an EICR inspection be carried out every ten years. Typically this will take around 3-4 hours to complete, depending on the size of the property and the number of electrical circuits requiring testing.

If you are looking to buy a new home, before purchasing the property, it is always worth asking the current owners if they have an up-to-date EICR Certificate. This will give you an overview of the current state of the electrics in the house.

If they do not have an EICR Certificate you could request that an inspection be carried out with costs to be agreed between either party.

Increasingly aware of their electrical safety obligations, landlords should undertake regular periodic inspection reports in relation to their rental properties every 5 years.

By law, landlords are required to ensure that the electrical installation in a rented property is safe when tenants move in and maintained in a safe condition throughout the occupancy. 

If the property is a House in Multiple Occupation (HMO), it must be carried out every five years.

An EICR certificate is a legal requirement for landlords, but not for homeowners.
